House Clearance Eltham

House Clearance in Eltham, Handled Properly

Eltham is a settled part of south east London where many people have lived in the same house for decades. That is one reason a lot of the house clearances we carry out here are linked to probate, a move into care, or downsizing to a smaller property. The homes themselves vary, from semis with deep lofts around Eltham Park to bungalows near New Eltham station and the distinctive cottages of the Well Hall estate. EM Waste Clearance has more than 15 years’ experience clearing homes like these, and we know they deserve patience.

Taking our time with probate clearances

When a house is being cleared after someone has died, we work at a steady, respectful pace. We look out for anything personal, including photographs, letters, certificates and financial paperwork, and put it to one side for the family or executor. We can speak directly to your solicitor, executor or estate agent so you are not stuck in the middle. Families who live outside London often ask us to collect keys and send photos once the house is empty, which we are happy to do.

Moving or downsizing

If you are moving from a family house to somewhere smaller, you may only need part of the house cleared. We can empty a single room, a loft or a garage, or take everything that is left after you have moved what you want to keep. Good quality furniture and household items are donated to charity where possible.

Our process

• You send photos on WhatsApp or we visit to assess volume and access
• We agree a fixed price before any work starts
• A uniformed team of two or three does all dismantling and lifting
• Personal items are set aside, not thrown away
• Up to 90% of waste is recycled or reused
• The property is swept and you get a waste transfer note

Most Eltham houses have driveways or reasonable kerbside parking, which helps keep clearances quick. Where a road is narrow or busy, such as close to the High Street, we will plan the van position in advance. If a care home move or a sale completion date is fixed, tell us early and we will do our best to fit the clearance in ahead of it, often on a same day or next day basis.

We are fully licensed and insured, and registered with the Environment Agency (CBDU333885). We cannot remove hazardous waste such as asbestos, chemicals, gas bottles or liquid paint.

We also clear homes in Mottingham, Lee, Kidbrooke, Falconwood and Sidcup. Call free on 0800 910 1700 to talk through an Eltham house clearance, or WhatsApp photos to 07531 148 585.
